Home Information Pack (HIP)
Robert Williams have excellent links with several HIP providers and can usually arrange a completed Home Information Pack for your house in 5 to 10 working days from the order, enabling you to put your home onto the market as soon as possible.
With HIP regulations having now reached their final phase (with the majority of residential property needing a complete HIP before the property can be marketed or even mentioned for sale), this time concious service ensures that as little time as possible is wasted.
HomeFile - A unique way to put you one step ahead!
The HomeFile conveyancing process is designed to give you a head start in the moving process and can save up to four weeks in your move time once a buyer is found. When you instruct us to market your property we are able, at the same time, to instruct your Team Conveyancing solicitor to prepare a HomeFile for you immediately. This enables a contract to be issued with minimal delay as soon as a buyer is found.
The HomeFile process can comprise of:
- Obtaining your Title Deeds from your lender.
- Obtaining Office Copies of your legal title from HM Land Registry.
- Obtaining the standard searches from the relevent authorities
- Obtaining Energy Performance Certificate data from your HIP
- Obtaining your replies to the Property and Sellers Information forms.
- The preparation of a draft contract and full set of papers ready to be sent out as soon as the buyer is found.
