Presentation
Whatever time you decide to market, we feel that it is imperative to present your property in a highly professional manner and perhaps with a brochure that will do the property justice. As you will appreciate, presentation and attention to detail are of utmost importance when trying to attain the best possible price, especially if you have something that is a little special. If you do choose to use us to sell your home we would be delighted to visit at an appropriate time, take the necessary photographs and prepare a quality A3 card, full colour brochure at no cost, as we feel that, with their more quality feel than the paper particulars that most agents will provide, they will boost the presentation of the property greatly and improve the chances of a sale for you.
We take great pride in providing a good quality brochure first time and will make every effort to get the best photos we can and write the most interesting and informative details that we are able. You will be able to view the draft before we go to print and we would be happy to modify the text and photos until we were all satisfied that they were the best that we could achieve.
Once we have produced a brochure to your satisfaction we are then able to forward it to any interested parties on our extensive mailing list. In addition to this, we would also forward details to the many other TEAM agencies in the South West. Every one of the other 350 or so TEAM agencies in the country would also have access to your property details and experience tells us that a good number of these agents that would have relevant applicants. It is worthy of note that we have over 20 sister agents in central London alone, including a prominent Marble Arch office.
Advertising
We would be delighted to incur the cost of our standard local and regional advertising that would include frequent colour space in the Express and Echo. We can also approach other local TEAM agents to display the property in their offices if you wish to ensure that we can offer as wide a coverage as possible.
In addition, we prepare detailed written/pictorial editorial on our properties and send it together with brochures to the relevant newspapers and magazine that we advertise in. Utilising contacts forged over many years in many periodicals we are often able to gain much free advertising, again ensuring as wide a coverage as possible.
We will also use most of the largest internationally renowned property web sites in the UK to advertise your home. Current web sites include rightmove.co.uk, primelocation.com, teamprop.co.uk and findaproperty.com, another of the UK’s largest property portals and websites that specifically catches a much higher proportion of local buyers than the others that we use. Another site on which our properties are available on is globrix.com and although it was only launched relatively, it is widely tipped to become a huge site in the coming months, as it is owned and run by the huge News International Group. In addition, we have recently re-launched our own web site, robertwilliams.co.uk, which is currently getting large amounts of traffic, due to heavy radio advertising over the course of last year and the fact that our newspaper advertising, sale boards and promotional material are now branded as RobertWilliams.co.uk, therefore directing purchasers straight to the site. Your property will be added to all of these sites at no extra cost and we are completely confident that if there is a serious buyer searching the internet for a property like it, they will find it with us.
In essence, we can provide what we believe is one of the most comprehensive and forward thinking advertising packages available to you that specifically targets buyers in our area. By offering this huge amount of coverage, we hope to get more potential purchasers looking at the property, which in turn, should (with the help of our professional negotiating skills) help you obtain the best possible price for the house.
TEAM Group
We represent the TEAM Group from our offices in Southernhay, in the heart of Exeter, which is still widely accepted as one of the first stops for buyers searching for distinctive city, country, village and coastal property around the Exeter area. There are also now approximately 65 TEAM agents throughout Devon and Cornwall and hundreds Nation-wide (including nearly 20 in central London alone). We are the only genuine multilisting group that allows every other TEAM agent in the country access to our property portfolio and moreover, actively encourage them to offer their applicants our properties.
The TEAM network is particularly effective because we actually pay our sister agents 40% of our commission for introducing buyers (no extra cost to you), so there is a real monetary incentive for them to search their databases and offer your house to their clients.
Agreeing and progressing your sale
This is an area where so many agents fall short and could potentially ruin the sale of your home if they don’t pay attention to the process. At Robert Williams we stay in active contact with the buyer, you the seller and your respective solicitors throughout the conveyancing process. Our job can entail further negotiations on issues such as fixtures and fittings and exchange or completion dates, or even the unearthing and collection of essential documents. It is not uncommon for us to have to collect a last minute planning document from a local authority and deliver it to a solicitor to enable an exchange.
We have no doubt whatsoever that this tenacious and attentive approach to sales progression has saved many a sale for our clients over the years.
Agency Terms
If you do choose to market your property with us, we would offer a bespoke deal based on the price, location and type of property that you have and have no doubt that we can provide what we feel is an excellent commission package, when taking into account the attention and level of marketing that we can offer. Whilst we are rarely the cheapest, we are never the most expensive and with this individual approach to commission structure, we are able to offer a fairly priced and unique service that has all the benefits of a multiple agency (where many agents would be offering the property for sale at the same time), via the TEAM network (which would normally cost in the region of 2.5% to 3%) with only what is a very reasonable sole agency fee.
Whilst we are always acutely aware that you may be able to find a cheap agent offering a poorer standard of advertising, service and enthusiasm, we are confident that our charges are extremely competitive for the high quality service and huge amount of advertising that we can provide, which should ultimately help you get more for the house.
