We will use every up to date presentation tool that we can, including interesting and vibrant, professional quality images, video tours (where appropriate) and clear, large format, floor plans to make your property truly shine amongst the competition. We also make sure that we fully familiarise ourselves with a property before we start showing it (nobody likes a negotiator trying to bluff about a property they don’t know!).

We will market your property through Rightmove and On The Market (amongst many other web sites), local newspapers and we're part of the Property Sharing Experts/Distinctly Westcountry Network. With around 80 computer linked offices throughout the South West of England, regular London property exhibitions and a virtual London office, this network ensures that our coverage is as wide and comprehensive as possible.

Once we are up and running, we accompany every viewing possible and ensure that we give buyers the time they need to fully appreciate your property and, once they've seen it, we'll keep in touch with you just the right amount with feedback and updates.

Finally, once we've agreed a sale for you, we will keep in regular contact with you, your buyers and respective solicitors and estate agents, to keep your sale moving forward as smoothly as possible.

We also have a strong social media presence, whilst not forgetting the more traditional methods; local newspaper advertising and our active potential tenant database.

Accompanied viewings
All viewings are accompanied by a member of our small team who knows your property and can answer tenant’s questions.

All tenants are thoroughly referenced. This includes a credit check, employer or accountant reference and current landlord/agent reference.

Deposit holding
We always hold a deposit of at least the value of one month’s rent, which can be used to cover any costs should the property not be returned in satisfactory condition.

For further peace of mind, we include rent-guarantee insurance for the first six months of new managed tenancies.

Challenge us to let your property within 7 days!*

If we fail to let your property within a week we will discount our fee, the longer it takes, the less you pay.

If after 7 days of advertising your property we do not find a tenant* we will either give you the first month’s management fee free or a 10% discount on our Let Only Service.

If 14 days pass and we have not found you a tenant we will give you the first two months’ management fee free or 20% off our Let Only service.

At 21 days, we still haven’t found you a tenant we will give you the first three months’ management fee free or a 30% discount on our Let only service.

At Robert Williams, we are confident that we can find you a suitable tenant quickly, meaning your revenue of income in rent is flowing quicker. If we are unable to do so we will reduce your cost to us by reducing our fees. Some may call us arrogant, however we are confident in our team’s ability to find suitable tenants quickly through successful marketing.
