This is probably the question we’re being asked more than any other at the moment — “Is now actually a good time to sell, or should I wait?”

And the honest answer is… it depends. But not in a vague, unhelpful way. It depends on your home, where it’s located, and how it’s priced and presented.

The market feels busier

The market has been relatively slow for the past few years, with lower buyer activity and lots of properties available on the market.

However, we are now seeing more buyers coming into the market and lots of people preparing to move this year, starting with getting their houses valued.

We feel the usual spring rush is going to come early this year, so there is no harm at all in getting ahead by putting your property on the market in January or February.

The homes that are selling well

One thing has been very clear: well-presented, realistically priced homes are still selling — and selling well.

Homes in popular Exeter locations, close to schools, transport links or green space, continue to attract strong interest. Properties that feel “move-in ready” tend to stand out quickly, especially when they’re marketed properly from day one.

On the flip side, homes that start too high and have to be reduced later often struggle to regain momentum. Buyers notice everything now — pricing history included.

Buyers haven’t disappeared — they’ve just changed

We sometimes hear sellers say, “There are no buyers anymore.” That really isn’t the case.

Buyers are still there, but they’re more cautious and more selective. They want value for money and they want to feel confident in their decision. When they find the right home at the right price, they’re still very much willing to move forward.

Interestingly, we’re also seeing continued interest from people relocating to Exeter — many for lifestyle reasons — which helps keep demand ticking along.

So… is now a good time to sell?

For many sellers, yes — especially if you’re realistic, prepared and open to good advice.

If your home is priced correctly, presented well and marketed professionally, there is still a strong chance of achieving a good result. Waiting for a “perfect” moment can sometimes mean missing the right buyers who are active now.

That said, every situation is different. Some people benefit from waiting, others don’t — and that’s why having an honest conversation before making any decisions is so important.
