The first stage of the letting process is a market appraisal, where one of our experienced agents will visit your property to advise on the achievable rent. We will discuss any works that may be required to prepare the property for letting, and inform you about your statutory obligations to ensure the home is safe for a tenancy.

Once instructed, we will visit to photograph the property, take room measurements and collect all the information we need provide to tenants (e.g. meter and stop cock locations).

In order to reach as many potential tenants as possible, we maximise marketing reach by listing our properties on the three largest property portals (Rightmove, Zoopla and OnTheMarket). We also display our properties on our own website and social media platforms.

Viewings are always accompanied by an experienced member of our lettings team who is knowledgeable about the property. The viewing allows us to get a feel for the tenant, which helps us pick the best mapplicant for the property.

When a tenant has been selected we set up the tenancy to ensure full compliance with current legislation. This includes tenant referencing, right to rent checks, signing of tenancy agreement, deposit protection and service of statutory documentation.

If you have chosen our full management service, we will continue to manage all aspects of the tenancy on an ongoing basis. This includes collecting the rent, arranging maintenance, dealing with tenant enquires/issues and property inspections. Full management makes everything hassle free gives the Landlord peace of mind that their property is in capable hands.

In some circumstances renting a property for short-term stays/ serviced accommodation is the best option for the Landlord. We partner with a local provider, Short Stays UK, who provide a full management services, utilising booking platforms such as Airbnb and Booking.com.
