St. Austell Close, Nailsea Offers in the Region of £399,950 (Tenant Fees)

Available without any onward chain delays, a well-designed 4 bedroom detached family home with a private south westerly facing rear garden in the favoured Trendlewood area of the town. The property offers comfortable, gas centrally heated accommodation that includes a living room of good size and an open plan kitchen and dining area to the rear.

An ideal home in so many ways but especially for those seeking a 4 bedroom detached property in this highly desirable area. The house occupies a superb position in a now mature close towards the southern edge of Nailsea.

The quiet, safe setting will be an attraction and though the property is close to open countryside there is still good access to the town centre, the excellent local schools and parkland. In addition, the station is within walking distance and there is access via the nearby bridle way to the picturesque open farmland of Backwell Common that is virtually on the doorstep. For the commuter Bristol is just 8 miles away and is easily accessed by road, rail or bicycle on a mostly dedicated SUSTRANS national cycle route. Junctions 19 and 20 of the M5 are both within 6 miles and the mainline railway station between Nailsea and Backwell offers local and intercity trains with good services to Bristol, Filton-Abbeywood, Bath, Taunton and London-Paddington amongst other destinations.

The Accommodation:
The front door at the side of the house opens to a reception hall with easily kept ceramic floor tiling, a theme that continues through to the Dining area and Kitchen. There is a cloakroom, a staircase rising to the first floor and doors opening to the reception rooms and usefully to the integral garage too.

The living room is well proportioned and arranged to overlook the gardens at the front. There are wall light points and a television point, while Cable TV and broadband services are also available in the close if required.

The dining area is lovely and light and airy with double glazed patio doors leading to the patio and rear garden and open access to the kitchen that is equipped with a range of wall and floor cupboards including a tall larder cupboard. There is plumbing for a washing machine and a dishwasher, space for an upright fridge freezer, an inset gas hob with a cooker hood above and a built under oven – grill.

The stairs rise to a landing on the first floor with a deep built-in linen cupboard that houses the Worcester gas fired ‘combi’ boiler supplying hot water and central heating. There is also a hatch allowing access to the loft.

The principal bedroom is arranged to the front and has a good range of built in floor to ceiling wardrobes. The second double bedroom also has built in double wardrobes and the two single rooms both have recesses that could accommodate built in wardrobes.

The bathroom has been updated in more recent years with a range of fitted cabinets including a vanity unit with inset lighting to complement the contemporary white suite comprising a WC with concealed cistern, a wash hand basin and a panelled bath with a thermostatically controlled shower over.

OUTSIDE:
The garden at the front creates an attractive setting with the house set back from the road. A driveway provides parking for at least two cars and leads to the integral garage with a metal up and over door, light, power and an internal personnel door.

A path and gate allow access at the side of the house to the full width paved patio at the rear that leads in turn to the level lawn that is framed by floral borders with a variety of shrubs and bushes all enclosed by timber panel fencing. There is a further gate on the opposite side of the house returning to the front.
