Newton Green, Nailsea £374,950 (Tenant Fees)
A much loved family home coming to the market for the first time in over 50 years. This well maintained property includes a spacious open plan living -dining room leading to a large conservatory, kitchen with utility room and 3 good bedrooms. The house is situated on a corner plot with a south west facing rear garden and offers great potential to extend to the side which in fact many of the neighbouring properties have already done. A garage at the rear of the garden provides off road parking and valuable storage.
The kitchen that overlooks the rear garden is fitted with plenty of wall and floor cupboards, a hob with built in oven below, space and plumbing for a washing machine, stainless steel sink and large pantry cupboard. A half glazed door at the side leads to the utility room with space for a large fridge freezer and door leading to the side return.
The lounge dining room is a very generous space that leads, via sliding patio doors, to the conservatory which spans the rear of the house. The conservatory has an insulated roof and therefore has the advantage of being suitable for year round use.
The bedrooms are all of a good size with bedroom three having a large built in cupboard. The family bathroom has a bath with thermostatically controlled shower over and folding glass shower screen, a wash hand basin with vanity cupboard beneath, W.C. and cupboard housing the Worcester gas boiler combi with slatted shelving.
The delightful rear garden enjoys sunshine right until the end of the day and is extremely private. The garden is laid mainly to lawn with attractive shaped borders. A beautiful Indian sandstone patio wraps around the property and leads to a timber shed at the side with a gate leading to the front garden. To the rear of the garden is the single garage with driveway parking in front. The garden at the front of the property is largely lawn, setting the house well back from the path with a pretty rockery to the side.

Rooms
LocationThis area of the town was developed in the 1970’s and this house was built in 1972. The properties here are larger than many later similarly priced homes in Nailsea and the plots are bigger too.
Newton Green and the neighbouring roads and avenues are very well established and the cul de sac is quietly placed away from any through traffic or areas of new development. The setting offers good access to Hannah More and The Grove schools with Nailsea School and the amenities such as Tower House Medical Centre, The Crown Glass Shopping Centre and Waitrose supermarket less than ¾ mile away and closer by there are a range of local amenities and shops. Tesco is just a bit further off the High Street as is a Gym/Health Centre and the Millennium Park with Festival Way then connecting to the SUSTRANS national cycle network with access straight to Bristol (about 8 miles).
Nailsea enjoys good access to the other centres in the area including Bristol. There is a mainline railway station within walking distance with trains to Bristol, Filton – Abbey Wood, Bath and direct services to London - Paddington.
The M5 can be reached via two junctions, 19 and 20 that are both within 6 miles and Bristol Airport is only a 15-minute drive away, but Nailsea is not under any low level commercial flight paths.
