A unique opportunity to purchase an old farmhouse with character and charm in need of some modernisation in a superb, rural location with outbuildings and land.

Situation

Lanes Farm is situated in the parish of Hollacombe less than 2 miles from the thriving and attractive market town of Holsworthy in the heart of the north Devon countryside. Around 34 miles from the county town and cathedral city of Exeter, it is closer to the spectacular north Cornish coast with Bude approximately 12 miles away and the Hartland Heritage Coast around half an hour's drive.

Accommodation
Otherwise known as The Old King's House because of the area's association with Harold Godwin (of Battle of Hastings fame), part of this property is believed to date back to 1150. A particularly attractive building with lots of character commanding panoramic views over mid Devon and across the border to Cornwall, some modernisation is required, and this is an opportunity for someone to create a delightful family home.

Immediately to the front of the house is the garden, fairly level and mainly laid to lawn with paved pathways. Adjacent to it is a substantial kitchen garden with greenhouse. Not far from the house is an excellent range of outbuildings including a large barn measuring approximately 60’ x 58’, an 80’ x 60’ barn for storage, 6 berth mobile home, 4 large foaling stables and other smaller, useful buildings. There is a garage attached to the house fronting the road, off road parking and a large concrete yard.

Outside
The land totals around 13 acres and is mainly very slightly sloping pasture enclosed by hedgebanks and post and wire fencing and there is an orchard with a well. At the far end of the land is access to around 129 acres of common land, known as Common Moor over which we understand the property has appurtenant rights to collect wood and grass and to graze a small number of sheep and cattle.

Services

Mains electricity and water. Private drainage.
