An attractive, south facing traditional former stable which was converted back in 1987. It offers 3 bedrooms, parking for 2 vehicles either side of the cottage and beautiful mature gardens in a rural setting nestled in a quiet spot on the Dartmoor National Park.
The tiny hamlet of Leusdon consists of cottages and a pretty stone church situated on the eastern slopes of Dartmoor, high above the Dart Valley and close to the edge of the open moor. In the nearby village of Poundsgate is the popular Tavistock Inn and about 4½ miles away is the moorland town of Ashburton, which possesses an excellent selection of local amenities. Dartmoor is renowned for its spectacular scenery, its high granite tors, heather clad moorland and wooded valleys, bisected by fast flowing rivers and streams and there are many and varied opportunities locally for walking, riding and fishing. Also within easy reach to the south is the South Hams area of South Devon and the stunning South Devon coastline, with its beaches, estuaries and opportunities for sailing.
Inside, it is nicely presented, though it could benefit from some modernisation here and there and it has double glazing and lpg gas central heating throughout. It is deceptively spacious and arranged over 2 floors in reverse level to make the most of the panoramic views surrounding the house, providing plenty of space for a family.
Stone steps lead into the entrance porch / boot room offering good storage for those walking shoes and wellington boots. There are 3 bedrooms downstairs and family bathroom with underfloor heating. The master bedroom has the added benefit of patio doors leading out to the courtyard area, perfect for morning coffees. There is plenty of storage throughout the downstairs which is a must have handy plus for families.
The staircase rises into the huge living area that oozes light with large windows, most definitely a room with a view, and more, not forgetting the traditional log burner in the corner, a wonderful feature and focal point, perfect for those cold, dark winter evenings.
Heading out to the kitchen area is a utility room before entering the hub of the home. This is another bright and airy room having plenty of space for a large dining table, a wonderful space for entertaining. There is ample cupboard space in the kitchen and space for a range cooker. The kitchen is finished with a lovely stable door overlooking the surrounding area.
As one would expect the South facing outside area has a lovely feel to it and mature shrubs, grapevines, raised beds, and fruit trees with a Greenhouse. There is a large shed which is used as workshop and has power to it. It really is an area of peace and tranquillity.
Mains water and LPG gas
From the A38, exit at the Pear Tree junction at Ashburton and follow signs into the moor for Poundsgate. Pass the Tavistock Inn public house and continue up the hill, through an 'S' bend. Turn right, signposted for Widecombe and Leusdon, pass the Memorial Hall and proceed right at the junction. Pass Leusdon Church down the hill and the cottage can be found on the right hand side.
