A charming Listed house in a quiet hamlet with stunning Dartmoor views and delightful gardens, pastureland, copse and stream.

Situation

Often called “The Last Wilderness in England”, Dartmoor is a magical place, largely untouched by modern human hand and with an atmosphere all of its own. Its 360 square miles encompass wild expanses of moorland, small enclosed pasture fields and tiny villages and small towns which provide for all essential needs. Middle Howton is a wonderful opportunity to experience all of this without being completely out of touch with civilisation.

Middle Howton is surrounded by breath-taking scenery which makes it perfect for inviting friends to stay. And it is ideal for the person who is looking for peace and tranquillity or a family who wants to receive the full benefit of country living and The Good Life while nevertheless having excellent internet connection to the world. The moorland town of Moretonhampstead is around a mile and a half away and has an excellent range of shops and facilities, a health centre, a school and a thriving community. Chagford is just 4 miles away. The county town and cathedral city of Exeter can be reached in around 35 minutes via either the A382/A.30 or the B3212.

The Property

Originally constructed around the seventeenth century and with twentieth century additions, Grade II listed Middle Howton is just under 2,300 square feet in area. It is built principally of granite rubble, probably with some cob, under a thatched roof. Its later additions enhance the style of the house and make use of the property’s orientation. The annexe is almost self-contained and ideal for friends, entertaining and family holiday use.

The accommodation is practically laid out with much character. There is a large 28 foot living room to the front of the house and a further sitting room at the back taking full benefit of the panoramic views towards the moor. Both dining room and kitchen also have this wonderful aspect. Upstairs are 4 double bedrooms, bedroom 4 and the master bedroom having outstanding views, and a family and an en suite bathroom. The annexe has a 20 foot long room, a double bedroom, a kitchenette and a shower room.

Outside

Outside, Middle Howton comes into its own as exceptional. There are delightful homes for sale on the moor, but very few with the variety of garden and land which comes with this one.

Middle Howton’s mature gardens are delightful but also present an opportunity for further development by an ambitious gardener. At the front is a secluded and attractively planted garden. Most of the gardens are at the rear where the panoramic sweep is quite spectacular. A good expanse of lawn, bordered by beds of colourful flowers and shrubs, is overlooked by a delightful patio where one can watch the sun set behind the distant woods and moor.

The land extends from the garden and comprises just over 9 acres. Accessing a footpath through a bluebell wood and onward to Fingle Bridge, there are two pasture fields presently let to sheep farming. Each field, of approximately five and a half acres and two- and three-quarter acres, has access to a road. One field has an enclosed pond and adjoins a pretty copse. The paddocks are bisected by a small stream and are enclosed by hedgebanks and post and wire fencing.

Services

The property is connected to mains electricity. Private water and drainage. Oil fired central heating.
